Our commission was to obtain Class Q barn conversion with a huge emphasis on sustainability
Our client approached us with the aspiration of transforming two existing agricultural barns into their long-term family home. The initial planning strategy was to secure approval under Class Q permitted development rights—a route that allowed us to establish a robust fallback position for further planning negotiation. This approach ultimately facilitated the successful negotiation of full planning permission for a more refined and architecturally cohesive barn conversion scheme.
The design brief called for the unification of the two barns via a sensitively designed link, creating a spacious and functional home comprising four bedrooms, an expansive kitchen-dining area, a generous garage, and a range of supporting spaces. Beyond spatial requirements, the clients placed significant emphasis on sustainability, seeking a home built to the rigorous standards of Passivhaus or near-equivalent performance.
Navigating the constraints of Class Q legislation presented technical and design challenges in the first instance, particularly in demonstrating the retention and adaptation of the existing structure. However, the subsequent approval allows for an easier balance of regulatory compliance with fabric-first principles, ensuring that the upgraded envelope and construction methodology would support exceptional energy performance and long-term occupant comfort.
